Andre Coleman of PWeekly follows up on his story of the tenants of the apartments on North Raymond. Twenty of the families have moved out as part of a settlement agreement — agreement to include that landlord Ahmad Nowaid would not report their evictions to credit agencies. Nowaid claimed that the tenants were not paying their rent — the tenants claimed they were withholding their rent due to mice, insects, and plumbing problems that weren't being addressed. Nowaid plans to subdivide the cottage apartments and charge the same rent for each unit as he's getting now for a complete cottage. (No word on if he strokes his mustache when he speaks, too.)

It is always easier said than done! It is so easy to point a figure of blame on someone, especially the wealthy landlord. I am a consultant for apartment owners and managers; I understand the cost of doing business; when in one year fuel costs doubles, energy cost surges, commodities cost increased, construction material cost increased; etc, etc, etc. But what about rents?
Next we accuse landlord of failing to uphold “Warranty for Habitability” do we hold tenants liable to the same degree to make sure they don’t abuse the property?
Now let’s talk about lawyers! It is part of our “imperfect” but working legal system whereby lawsuits can be brought up to resolve civil disputes. But what do you call a lawyer that preys on landlords and ambushes investors to fill up own pocket?
It is all too easy to point figure of blame, but let’s understand that landlords and apartment owners are investors, business people, if things do not add up, they won’t invest, if we don’t have investment market won’t exist, when markets disappear economy crash. In order for any business to make sense is that income generated must pay all expenses plus generate cash flow positive income, if it does not happen the management must redesign its approach and turn things around otherwise businesses won’t stay in business.
In conclusion we can blame a wealthy landlord and call it “slumlord” but in capitalism you cannot defy market, you cannot deny profit, and you certainly cannot hate someone for being successful.

I agree with Sam S.! I am a lifelong renter and tenant and completely sympathize with landlords who go bankrupt and can’t make necessary repairs because of the rising costs, yet rents do not go up.
I believe that our legal system is not perfect, yet it allows us to peacefully resolve issues between people — as done with the tenants here. As the lawyer for the tenants put best, what Nowaid is doing is not “technically illegal.” So I pose this question: why the hell is this lawyer bringing a lawsuit in an already congested and overburdened court system when Nowaid is not doing anything illegal!!!!!
